What is a Manufactured Home?

Manufactured homes are constructed entirely in the factory under federal code administered by the Department of Housing and Urban Development (HUD), which became effective June 15, 1976, and has been upgraded numerous times. The advantages of Manufactured Homes include wide range of floor plans, flexibility in design, low cost, "certified green" building construction and energy efficiency.

Based on construction performance and safety standards manufactured homes have been added to the state building code section, thereby allowing manufactured to be accepted as an equivalent to the State Building Standards Code, the code to which site-built homes must comply.

While they benefit from many of the same regulations, sales and residency laws and escrow requirements, mobilehomes are not manufactured homes. Mobilehomes were built to the State Health and Safety Standards in existence prior to June 15, 1976.
Factory-built homes, often called modular homes are constructed to comply with the California Administrative code. About 3 percent of all factorie constructed homes produced in California factories last year meet this code.

ENERGY STARĀ® qualified homes are independently verified to be at least 30% more energy efficient than homes built to the 1993 national Model Energy Code or 15% more efficient than state energy code, whichever is more rigorous. As shown in the above diagram, heat and cooling loss occurs throughout most homes. Our Manufactured homes are thermally insulated to keep in heat during the winter and cool air during the summer.
